When the price of Mortgage Backed Securities (MBS) on the above chart above goes up mortgage rates come down.  When the price goes down mortgage rates go up.

Prices and the chart will look different tomorrow due to the monthly rollover.  This will not have an affect on yields.  Prices were flat at the close today.  Let me know if you have any questions.

End of the Day

Not much action in the MBS markets today as prices stayed close to the opening prices. There were no economic reports to impact trading nor were there any glaring financial or geo-political headlines. The 3% Fannie 30-yr closed unchanged at 102.88. Stocks rallied on soaring shares of Amazon fueling the best day in nearly two months for the closely watched S&P 500. The Dow gained 221.44 points to 17,928.35, the S&P was up 25.70 points to 2,084.39, while the Nasdaq rose 59.67 points to end at 4,809.88. WTI oil was last seen at $44.54/barrel, +$1.09. 10-yr yield 1.76%. There are no major economic reports being released tomorrow.

Tue, May 10 10:35 AM - Job openings in the U.S. near a record high as seen in the JOLTS report.

Tue, May 10 8:17 AM - MBS open near unchanged as Stock futures edge higher.
